Commercial Space In India- Getting A Land On Lease

Manufacturing space for lease, as the name itself implies, is required when the property in question is used for manufacturing purposes; for a commercial use, that is. Commercial property is any property that gets its income from non residential sources like offices and retail spaces. For giving a much needed boost to the economy, it has become imperative that manufacturing be encouraged aggressively. For a similar purpose, manufacturing spaces are being given out at lease to cater to the overwhelming demands for setting and proliferating a business.

How the manufacturing spaces are used-for logistics parks or for setting up warehouses, fuel the supply chain management process.  Supply chain activities cover everything from product development, sourcing, production, and logistics, as well as the information systems needed to coordinate these activities. A manufacturing space becomes a dire necessity to carry out the above mentioned activities.

There are primarily two types of commercial lease- master lease and sub lease.

Sublease: The original tenant hands over his interests in the premises to a third party. The new tenant becomes the sub tenant while the original is responsible for rent and damages to the term of lease. 

Master lease: The original tenant becomes the master tenant when a sublease is created. There is no sub tenant in the picture.

Leasing a commercial space increases the flexibility of the business. The business can move to another location without having to worry about losing the land. When a land is taken on a lease, it is almost a hassle free process to give the lease to another party when the current party decides to shift. A land on lease also makes the tenant free of the harrowing worries of maintaining the land, because it indeed is a taxing task! Also, there is a flexibility of scaling down the business.

  1. Nice post. Warehouse comes in category of commercial properties. Most of the eCommerce companies need warehouses. Now warehouses in Nagpur is best.
